R200 MILLION GRAND MALL ON THE CARDS FOR KOKSTAD

KOKSTAD - At a time when global economic headwinds continue to force multinational corporations and retail giants to rationalise operations and, in some instances, shut their doors, the Greater Kokstad Municipality is pursuing a markedly different trajectory- one anchored in private-sector investment, infrastructure-led growth and long-term economic transformation.

The municipality has partnered with a private property developer to facilitate the construction of the Grand Mall, a landmark retail development estimated to cost between R150 million and R200 million.

The proposed development, currently in its initial stage, will be situated on the banks of the uMzimhlanga River on the outskirts of Kokstad, below the Mount Currie Inn and adjacent to the rapidly expanding Mamiesa residential precinct.

Conceived as more than a conventional shopping centre, the Grand Mall has been envisioned as a destination that reflects the identity of Kokstad itself.

Its architectural language draws inspiration from the region's cultural heritage, historical legacy and diverse communities, while paying tribute to the iconic Mount Currie through distinctive design elements incorporated into the development.

The project will comprise approximately 60,000 square metres of gross floor area, including around 40,000 square metres of lettable retail space.
According to the developers, several national retailers and major anchor tenants have already committed to the project, positioning the mall to become one of the premier retail destinations in southern KwaZulu-Natal.

Among its defining architectural features will be a signature pedestrian bridge linking the parking facilities to the main shopping complex.

Designed as both a functional access point and an iconic landmark, the bridge is expected to distinguish the development from other retail centres across the province.

The mall will also provide extensive parking facilities, including surface and underground parking, to accommodate the anticipated influx of shoppers from across southern KwaZulu-Natal and neighbouring parts of the Eastern Cape.

A dedicated lifestyle precinct, known as Mount Currie Corner, will serve as the social heart of the development.
The precinct is planned to feature restaurants, cafés, bars and entertainment venues centred around an open public space designed to host live music performances, cultural events and community gatherings, creating an experience that extends beyond traditional retail.

Greater Kokstad Municipality Mayor Lwanda Madikizela said the project demonstrates that the municipality's long-term vision, encapsulated in its slogan, "City of Economic Possibilities by 2047," is backed by tangible investment initiatives.

"This development demonstrates our unwavering commitment to reshaping Kokstad's economic landscape through strategic partnerships with the private sector. Our objective extends beyond constructing a shopping mall; it is about creating sustainable employment opportunities, attracting further investment and unlocking long-term economic value for our communities," said Madikizela.

He said the municipality had deliberately invested in enabling infrastructure to accommodate developments of this magnitude.
The proposed mall will be strategically positioned adjacent to the recently upgraded R560-million N2 interchange, a project designed to improve traffic flow through Kokstad, a town that serves as a critical gateway between KwaZulu-Natal and the Eastern Cape.

Madikizela added that the municipality's long-term infrastructure planning anticipates continued commercial and residential expansion, with investments in transport, bulk services and public infrastructure intended to support future developments and strengthen Kokstad's competitiveness as a regional investment destination.
